A tool-led UK property site: computed sold-price aggregates and a stamp-duty calculator, built on published public records.

Where the data comes from

Sold prices are computed from published public sale records, made available under an open licence. We currently hold 47434 transactions and top up automatically as new monthly data is published.

How the figures are produced

Every median, count, range, trend and property-type mix on this site is computed directly from the individual transactions we hold — none of it is estimated, modelled or invented. Areas with too few sales to be reliable are not indexed.

Stamp duty rates

The stamp-duty calculator uses 2025/26 England & Northern Ireland residential SDLT rates (effective 2025-04-01), sourced from HM Revenue & Customs. If the rates pass their review date, the calculator flags that they may be out of date.
